In Gorran Haven, right on the beach, a quirky 17th cent., Grade II listed, end-of-terrace cottage, seemingly bigger on the inside than outside. Once the local inn where (so local legend says) drunken customers were rolled out on to the beach to sober up! Now a great beach house, comfortably furnished and fantastically positioned for pub, shops, coastal path and, of course, beach.

Five high steps up from tiny lane to front door; hall (for coats/boots) with tiled floor and shower-room (suite). At this level, two twin bedrooms with floorboards/rugs, one with boiler cupboard (cosy); very narrow, steep, open metal spiral staircase (stairgate at top) down to attractive open-plan living/dining/smart fitted kitchen with microwave, butler sink, woodburner, TV/DVD, ceiling beams and window at ground level looking straight on to the beach.

Large utility room/second kitchen with dishwasher, washing machine, tumble drier, fridge-freezer, sink; beyond, 2 steps up to games room (table tennis, table football). Second spiral staircase (stairgate at top) from hall straight up into large double bedroom with 2 children's z-beds, exposed roof beams, cane armchairs, TV, CD player, books, great beach/sea views and en suite bathroom (suite with roll-top bath plus hand-shower).

Loading and unloading outside, car park (extra) 150 yards, reasonably level walk. Good family house, but not suitable for anyone with mobility problems.

Shops and Cafe's are just seconds away from the front door. Be prepared for steep winding stairs but both my children 5 and 7 managed with no problems and at 6'2 I didn't bang my head. "An unusual quirky cottage literally right on the beach and adjoining the beach shop with "upside down" layout. Location would be great for older kids providing, that is, that the weather is OK for the beach! But the very steep windy metal stairs are very tricky with a baby or smaller children (or tall people)."
