Just 150 yards from the seafront and the only promenade in Cornwall, this spacious Victorian town house with accommodation arranged on four floors, is set in a quiet residential street yet is in close proximity to all that the bustling harbour town of Penzance has to offer.

This comfortable family home is ideally situated for exploring the West of Cornwall by car, yet has the added benefit of being within a short walk of the South West Coast Path, the Jubilee Bathing Pool, and the famous sub tropical Morrab Gardens.

For convenience, the property is usually entered at the rear where there is an off road parking space for one car and a small fenced and gated courtyard garden with a raised wooden deck that catches the afternoon sun.

Five steps lead down to the lower ground floor and the back door which opens directly into an attractive fully fitted kitchen/dining room with a quarry tiled floor, a gas Rayburn for cooking, central heating and hot water and an adjacent utility room.

In one corner, narrow stairs lead up to the ground floor hallway with the front door to the street, a bathroom W.C. with hand basin and shower over a roll top bath and a cosy sitting room with rugs on the stripped wooden floor and a gas coal effect fire in the original hearth.

The first floor accommodation consists of two pleasant bedrooms with natural floorboards; a master bedroom with a double bed and the second bedroom at the rear has a single bed. Stairs continue up to the top floor where there is a single bedded room tucked under the eaves with casual seating and lovely far reaching sea views over the rooftops of Mounts Bay from a dormer window.

Penzance has an interesting selection of pubs, restaurants, galleries and shops all within a quarter of a mile, together with a main line railway station and ferry and helicopter services to the Isles of Scilly. The promenade in Penzance stretches around to the village of Newlyn with a busy fish market providing a lovely 1.5 mile level walk and the picturesque fishing harbour of Mousehole is just along the coast.

St Michaels Mount and the glorious sandy beaches of Marazion are about 3 miles, and there is also a pebbled beach revealed at low tide just yards from the property. Lamorna and Porthcurno are just a short drive, the latter being home to the cliff top Minack Theatre, and both Trengwainton and Trewidden Gardens are less than 2 miles.
