The location is stunning: a true toes-in-the-water fisherman’s cottage and right in the hub of boaty Teignmouth; convenient for the pier, shops, beaches; children’s play area, 150 yards; promenade skate park, 175 yards; train station, less than a mile. Visitor mooring pontoons opposite (arranged via harbour master, extra).

Inside, big, light, open-plan living/dining/kitchen with beams, slate floor and comfortable sitting area (TV/Sky/DVD, iPod dock) with ‘living flame’ gas fire and those views (bring your binoculars); the kitchen area (slimline dishwasher, washer-drier, microwave, fridge-freezer, gas hob/electric oven) is beautifully fitted and smart with French windows to a small terrace (table/chairs).

Small downstairs loo (washbasin) with space for coats/boots. Upstairs, two bedrooms – a double (5’ bed, limited clothes-hanging space) with uninterrupted water views from bed, and a single plus pull-out truckle bed (or zip-linked 6’ double) with equally fine, endlessly interesting views from a bay window. Smart, compact bathroom (suite plus bath-shower). A wonderful place to be. Loading/unloading immediately outside; public car park, 150 yards (flat walk, permit provided).
