Villa is situated in a commanding location on the edge of the little village of Gruda in the region of Konavle, about 45 minutes drive south of Dubrovnik. Villa is surrounded by forest, vineyards, olive tress with 20,000m2 of grounds.

The village of Gruda is 1 km from the house and has shops and bars; a good restaurant serving traditional food is 2 km away called " Konavovski Dvori"; 10 km to the south is a pebble beach at Molunat and 20 km north is Cavtat with a good selection of restaurants.
